Parents Buying for Children and What It Says About Today’s Manhattan Market

Successfully closed at 305 East 40th Street, Residence 2M. A one-bedroom apartment sold for $600,000 in an all-cash transaction. Every transaction has a story, and I’m particularly pleased to have brought this one across the finish line.

One of the clearest trends I’m seeing in today’s Manhattan market is just how segmented the market has become. Buyers in the approximately $600,000 to $1 million range can be particularly sensitive to interest rates and monthly carrying costs. Mortgage payments, maintenance or common charges, taxes and assessments are all playing a significant role in affordability and decision-making. At the same time, the higher end of the Manhattan market continues to show considerable strength, in part because many of those buyers are less dependent on financing.

Another trend I’m seeing more frequently, across a wide range of price points, is parents helping their children purchase a home, either by purchasing in cash or providing a substantial down payment. That was part of the story with this transaction as well: parents buying for children with an all-cash offer.

For sellers, the takeaway is simple: Buyers are still out there, but they are being more careful. If a property is priced too high for the current market, buyers may simply move on. Sellers need to understand who is most likely to buy their apartment, what that buyer can realistically afford, and what will make the property attractive to them. Today’s Manhattan market isn’t one market, it is several markets operating at the same time.
