"How is the Real Estate Market?" Is a question I am often asked. I see the signs that the market is stabilizing, more visible in the lower price range, such as $750,000 to $1,500,000. In 2019, two of my listings sold for higher then the asking price, after receiving multiple offers. The luxury end of the market is still slowing down, developers are reducing the prices or introducing more concessions to buyers. The luxury end of the market, was not helped in 2019 by introduction of the new laws such as higher mansion taxes and transfer taxes, the limitation on the SALT deductions (state and local taxes), the LLC restrictions, drastically revised rental laws in New York State also made a huge impact on the investor market. The stronger dollar is forcing many foreign investors to look elsewhere for value. Currency restrictions in some countries, China for example, have had a significant effect on Manhattan’s real estate market in 2019.
New York City is such a transient city, there are always sellers looking to sell and a vibrant pool of buyers who are ready and willing to buy. This is the time more than ever where the guidance of an experienced agent is becoming more and more necessary.
